A mortgage rate is the amount of interest lenders charge for a home loan, and it’s influenced by the amount you borrow, your financial situation, and other factors. Jumbo mortgage rates are rates associated with “jumbo” loans. Jumbo loans exceed the limits of conforming loans set by the federal government. For 2025, those limits are $806,500 for single-family homes or $1,209,750 in regions with higher home values.
Note
Our daily mortgage rate averages are based on data from Zillow Group Marketplace. This data source and methodology involve a different rate, so the averages will not directly alig✤n with those we published before May 1, 2024. All the historical data and analysis in this article and future articles are also based on this new data source.
While jumbo rates are often similar to rates for conforming loans, they are typically higher, leading to more interest paid over the life of the loan. To qualify, borrowers must have good credit profiles with low debt-to-income ratios and higher credit scores. What Is a Mortgage Rate?
A mortgage is a home loan, and a mortgage rate is the interest lenders charge borrowers. Mortgage rates can be fixed or adjustable. Fixed-rate loans remain the same over the life of the loan, while 澳洲幸运5官方开奖结果体彩网:adjustable-rate mortgages fluctuate with the market.
The mortgage rate is one of the most important factors borrowers should consider when shopping for a loan because it will affect both the monthly rate you pay and what 🐭you will pay over the entire term.
Important
Getting multiple quotes is important when shopping for a home loan. In fact, according to a report by Freddie Mac, borrowers who seek at least four quotes have an average annual savings of $1,200. Another study by the Federal Reserve Bank of Philadelphia found that seeking at least one additional rate quote results in an 18-basis-point rate reduction and a 28-point reduction for lower-income borrowers.
What Is a Jumbo Mortgage?
A jumbo mortgage is a home loan that exceeds conforming loan limits set by the Federal Housing Finance Agency (FHFA). Conforming loans are eligible for purchase by Freddie Mac or Fannie Mae, government-sponsored enterprises (GSEs) that invest in home loans and sell bonds based 🔜on their loan holdings. Because they can’t be sold to the GSEs, jumbo loans can be riskier for lenders.
The FHFA sets conforming-loan limits every year. For 2025, those limits are $806,500 for single-family homes or $1,209,750 in regions with higher home values.
How Are Jumbo Mortgage Rates Set?
Like conforming loans, jumbo mortgage rates are set by the market and are influenced by actions taken by the Federal Reserve to raise or lower short-term interest rates. (The Fed can directly affect mortgage rates by purchasing—and selling—the bonds issued by Freddie Mac and Fannie Mae, but this happens rarely.) Mortgage-rate watchers should watch the 10-year Treasury bond, as the two generally move in th🍎e same direction.
The jumbo mortgage rate a lender quotes you ওwill also be influenced by the amount you borrow and your personal financial situation. Borrowers with higher credit scores, higher incomes, higher loan-to-value ratios (larger down payments), and lower debt-to-income ratios will be offered the best rates.
Does the Federal Reserve Decide Mortgage Rates?
The 澳洲幸运5官方开奖结果体彩网:Federal Reserve doesn’t directly determine mo𝓀rtgage rates (although it can and has during economic emergencies). Instead, it adjusts the Federal Funds rate banks pay to borrow from other banks. This influences short-term interest rates across the e🗹conomy, including credit cards, personal loans, and business lines of credit. These moves influence investors’ expectations. If markets believe the Fed’s actions indicate an economic slowdown is ahead, mortgage rates may fall. Conversely, if the market expects strong growth and inflation, mortgage rates may rise.
When the Federal Open Market Committee decides𝔍 ꧙to raise or lower short-term interest rates, lenders raise or lower theirs accordingly.
What Is a Good Jumbo Mortgage Rate?
A good jumbo rate meets or beats average market rates, which change da🃏ily based on conditions in the wider economy. Whether or not you can get a go♏od jumbo loan rate depends on your financial situation, the amount of money you want to borrow, and other factors. Shopping around and getting several rate quotes is the best way to get a good jumbo rate.
Do Different Mortgag﷽e Types Have Different Rates?𓆏
Different types of mortgages offer different rates. Longer-term loans generally have higher rates (because you’re holding ﷺthe bank’s money for longer). For example, 15-year mortgages have lower rates than 30-year mortgages (but 15-year mortgages will have higher payments, since you’re paying off the principal sooner).
Adjustable-rate mortgages have d♛ifferent rates from fixed-rate mortgages. ARM ♍rates usually start lower than fixed-rate mortgage rates, but reset after an initial period (five or seven years, for example). A 5/1 ARM has an initial rate for five years, and then the rate is adjusted annually throughout the life of the loan.
Jumbo mortgages also have different rates from conforming mortgages. They are usually higher than conforming mortgages because of the🍃 risk associated with a larger loan balance.
Are Interest Rate and APR the Same?
You may notice that some lenders share both 澳洲幸运5官方开奖结果体彩网:interest rates and ann♚ual percentage rates (APR) on their websites or advertising materials. While they are related, these terms are not the same. The interest rate is the amount a lender charges borrowers for money lent (known as the 澳洲幸运5官方开奖结果体彩网:principal). The APR is a broader measure. It includes the interest rate plus all other lender charges rolled into the loan, su♓ch as application fees, broker fees, origination fees, and any mortgage🌳 points.
Because they include all of the associated⛦ fees, amortized over the life of the loan, APRs tend to be higher than their correspondi🌟ng interest rates. When they are similar, then the mortgage has few added costs. When the APR is much larger than the interest rate, the mortgage has many added costs.
How Do I Qualify for Better Jumbo 𝐆Mortgage Rates?
Jumbo mortgages often have tighter requirements for borrowers. You’ll need a good income, ꦉa high credit score, and a low debt-to-income ratio. You’ll also need plenty of cash, both for a significa▨nt down payment and as cash reserves after the sale closes.
If your credit score is lower, you can take steps to improve it, first by understanding where you stand. You can get free credit report copies from all three major credit bureaus—Eq🐎uifax, Experian, and TransUnion—from AnnualCreditReport.com. Double-check the details and contact the bureaus if anything looks amiss.
The most effective way to improve your credit score is to make timely pa🎐yments and steadily reduce the amount you owe.𝔍 Other steps include not taking out additional loans before you apply for a mortgage.
Your debt-to-income ratio is expressed as a percentage of your gross income (before taxes) that goes to paying down debt. Generally speaking, lenders look for a DTI of no more than 43%. The lower your DTI, the better.
Lenders also look at your 澳洲幸运5官方开奖结果体彩网:front-end DTI, which calculates how much of your gross income goes toward housing. To 澳洲幸运5官方开奖结果体彩网:calculate the front end, divide all your housing expenses (PITI, or principal, interest, 🌠taxes, and insurance) by your gross income. Lenders prefer that this number be no more than 28% of your total income.
If your DTI is ⛄high, you can reduce it by paying off debt or improving your income.
How Big a Mortgage Can I Afford?
How much you can borrow will depend on your income, credit score, debt-to-income ratio, and other factors. How much you can afford depends on your financial situation and goals. A good rule of thumb is to use the front-end DTI to determine your affordability, which shouldn't exceed 28% of your income. That means if you bring in $10,000 per month, your monthly housing cost should not exceed $2,800.
What Are Mortgage Points?
Mortgage points or discount poin🐭ts are fees borrowers pay upfront to lower the interest rate.
A mortgage point costs 1% of yo💞ur loan amount and will reduce your interest rate by a fraction of a percentage point (often 0.25%). Say your mortgage is for $600,000. You can reduce your interest rate by 0.25% by paying $6,000. The rate discount is small, but it adds up to more than $30,000 over the life of the loan.
Should I Get a Jumbo Mortgage?
The decision to get a mortgage of any size is a big one. Jumbo mortgages, because of their size, come with additional 🍷considerations. Interest rates are generally higher, and other loan costs may be higher, too. Higher value homes have higher insurance and maintenance costs, which you must factor into your budget. The application and approval process may be more involved than with a conforming mortgage, too, with tighter underwriting standards.
If you decide to pursue a jumbo mortgage, the most important thing you can do is shop around and get multiple quotes. That simple step can save you hundreds of dollars an💃nually.
How We Track the Best Jumbo Mortgage Rates
The national averages cited above are provided as is via the Zillow Mortgage API, assuming a 澳洲幸运5官方开奖结果体彩网:loan-to-value (LTV) ratio of 80% (i.e., a down payment of at least 20%) and an applican🏅t credit score in the 680–739 range. The resulting rates represent what borrowers should expect when receiving quotes from lenders based on their qualifications, which may vary from advertised teaser rates. © Zillow, Inc., 2025.
